什么样的人都有

近来为某公寓管理公司发律师信给那些没有缴交管理费、水费及地税等的住户。

接到欠债的住户名单及债务列表后就开始准备律师信了。一个接一个的看债务细节、一封接一封的准备,一边在想,真的有这样的人。

那公寓的管理费每个月是马币150左右,有些住户竟然欠下了超过马币一万块钱的管理费!超过五年没缴管理费!还有些住户欠下了超过马币一千块的水费,以每个月马币50块水费来算,那是接近两年没缴水费了!

公寓管理公司代表告诉我那里约有600个单位,而我发出了接近300封的律师信。这表示有超过一半的住户都履行了自己的责任,而另外接近一半的住户则在享受着负责任付钱的住户所作出的贡献。

所以说,什么样的人都有。

i guess when the default is only a few hundred ringgits, its not worth taking any legal action. but if the amount runs into tens of thousands, management better take action!

of course i will not advise the client to take action against those who owe them for less than rm5k. but pity them also, even if everyone only owe rm500, the total outstanding is already rm150k. and the fact is, half owe more than rm1k.

i agree. but if they have any problem, they should discuss, not just didnt pay like this.

那家公寓是否有做到可以让住户心甘情愿付管理费呢?水费及地税可以不必付的吗?如果是银行贷款买屋子的,每年都必须提供地税单,不是吗?

因为是公寓的关系,所以水费和地税都是由管理公司一次过为所有单位先付,过后才向各单位收取。因此某些欠债的住户才能在没缴千多块水费的情况下继续用水。的确有住户在收到律师信后向我投诉管理公司的服务不佳,我也叫他们直接去投诉。能解决问题就皆大欢喜了。
